Siding

Our process is safe and gentle for all your siding and plants!

When we wash your siding we use a bleach solution and “no pressure” tips. Our thorough rinsing system will protect your plants and landscape from bleach. Keeping your painted surfaces clean year round will greatly expand their lifespans. Mold and mildew attack your paint and wear it down, then start to eat away at your wood. Using pressure to blast off the mold and mildew is a horrible idea, except in some very precise situations. Otherwise, it is no better and sometimes worse than the mold and mildew. That is why we specialize in a gentle washing of all your exterior surfaces. Paint jobs can be expensive; not to mention wood rot. All treated surfaces will last much longer if regularly cleaned properly!

We try to make a living saving you money! We sure do hope that’s okay. Gentle cleaning is also used effectively on your vinyl and aluminum siding as well. Pressure is not required, beneficial or recommended for these surfaces either.

Concrete Cleaning

If you have flat/smooth concrete (no rocks), you have no worry about how much pressure one might use to clean your concrete. All you would need to worry about would be a cleaner that isn’t going to kill your plants, grass and the family pet.

If you have aggregate (rock) concrete or a brick surface to be cleaned you DO need to worry about how much pressure is used. We do NOT own high pressure tips for our machines. It is not possible for us to have too much pressure on your aggregate or brick. Too much pressure can cause major rock loss to your aggregate concrete, leaving “bald spots”. As for your brick, high pressure could break out the mortar joints and scar up the surface. Using the right cleaner is the secret. All of our cleaners when used correctly are safe for your plants, grass, shrubs and pets, and they do a wonderful job!

When we are done cleaning your driveway, sidewalk or even your roof, deck and gutters, we always rinse off the peripherals like plants, lights, mailboxes etc. And if we miss some, (sorry we are human) we EXPECT a call so that we can come back and make it right. Deck Cleaning and Stain Prep

If you ask for an estimate for deck cleaning, we are going to need to know the following:

  • Is it wood, composite, or brick/concrete?
  • Once clean, are you looking to stain, re-stain, seal or leave plain?
  • If you are re-staining, are you going with a different color? We might have to strip it.
  • Is it already stained, painted or otherwise well protected? This is your most affordable cleaning.

From this knowledge base, we would look at and provide a free estimate to determine a fair price. Other companies may determine price based on size alone. Total Exterior Cleaning “knows” many things; one of which is an expert in many fields, including but not limited to painters. Gutter Cleaning and Repair

More times than not, our gutter cleaning involves using a leaf blower to blow out your gutters and your downspouts. This is a more thorough cleaning than hand scooping as it gets out roof granules as well as the leaves and twigs and branches.

After we have blown out the gutters, we also rinse off all walkways, driveways, decks, shrubs, etc. as needed. Another reason we are a mid-shelf priced company with top shelf quality!

Sealing Hard Surfaces

Why would you seal your hard surface?

  • Wood expansion joints need protection just like any other wood surface. In fact, laying in the ground being driven and walked on while bearing the elements day in and day out may make them need more protection.
  • Keep water out of hairline cracks. Maybe we can’t see the cracks yet or for whatever reason they are not to be repaired, sealing will help keep water from gaining access and freezing in winter and causing the crack to widen and spread.
  • Help keep the rocks adhered to the driveway. Not only does the pressure from an improper wash cause rock loss, but so does the normal pressures of life. Walking, driving, the harsh elements, old age, etc., these all contribute to rock loss. With a sealant on, it helps to shield from the harsh environmental factors while sealing the rocks down!
  • Last of all, cleaning! Much, much easier, and affordably priced to clean with a nice sealant on. Especially brick that keeps picking up mildew. Brick is porous and retains moisture thus in shaded areas can more rapidly grow mold, mildew, and moss. So plug up those pores and clean your brick a little easier, and less often!
  • This wasn’t our idea! Nope, one of our connections is a big wig in the concrete industry with more than 25 years’ experience. It would be a conflict of interest to mention this person’s name, but you would be hard pressed to find anyone, anywhere, more knowledgeable about concrete than this person. This person seals their own concrete! Period! For all the reasons above! It is enough said for me, but I encourage you to do your own research if you are still not convinced. Thank you.

Roof Washing

Q.) I have nasty black and grey stuff growing on my roof. What is it?

A.) Gloeocapsa Magma. It's a cyan bacteria closely related to algae. As older algae dies it holds moisture to your shingles and this accelerates the growth of newer algae.

Q.) Is it bad for my roof?

A.) You will find a variety of opinions with all products, procedures, services, etc. pertaining to this subject. However it's been found that a roof with algae will lose its integrity quicker than a roof without.

Q.) What are some good reasons to have algae removed?

A.) When algae covers your roof, it's not allowing your shingles to work as they should. Shingles reflect the sun, and when they can't do so it can cause heat and or A.C. issues. In addition it causes the roof to “overheat”, creating roof damage such as: buckling, curling and cracking of the shingles.


Q.) How does the algae get there in the first place?

A.) Algae is an airborne bacteria, which birds and insects can carry. Tree produced Algae is airborne and birds & animals also carry it. Trees are also known to produce a fungus called, lichen. Lichen can cause a build-up on roofs, and cause your shingles to deteriorate even quicker.

Q.) How does it grow?

A.) Moisture and lack of sunlight play a major role in the growth of these bacterias. You will usually begin to see signs of bacteria growth on the north and north east side of your roof. Another reason for this bacteria build-up is due to limestone. In the 1970's the shingle industry began using limestone as cheap filler due to the increased price of asphalt. Limestone happens to be a favorite food source for this bacterium.


Q.) Should I have it cleaned?

A.) Roof manufacturers are now suggesting roof cleaning. Honest, educated roofers have done their research and most will recommend it.


Q.) Will cleaning it harm my roof?

A.) Inexperienced people or companies run a risk of bad results. Our knowledgeable professionals use correct cleaners resulting in safe roof washing. The debate between bleach with no pressure vs. lye with low pressure, is another issue. Wind, rain, walking on your shingles can cause granule loss. Using lye with low pressure will remove more granules as opposed to the bleach method.
1) The low pressure will only remove the previously jeopardized granules, & by keeping the roof clean longer it may result in the loss of fewer granules over time.
2) Shingle manufacturers use enough granules that if done in time, the problem can be corrected!

To summarize the above info, there are two safe methods for cleaning; Lye or Bleach. Total Exterior Cleaning will give you our professional recommendation for your roof. The bacteria feed on the limestone composition of the shingles and will increase growth more rapidly as there becomes more algae to hold moisture.
